GENERAL |
You can either arrange inspections yourself, or you can leave it all to us, we can contact relevant parties and agree date and time. |
Reports are prepared within 48 hours. |
We are available for last minute bookings. |
Open Monday to Friday, with availability on weekends and bank holidays. |
After each inspection we will send you an email with a quick summary of the property, so that you know immediately if there are any technicall issues, if it needs cleaning and so on. |

REPORTS |
We go through the entire property. This, apart from the obvious, includes built-in-units, garages, sheds, gardens, cellars, utility rooms, balconies. |
In case of multiple floors we will begin with ground floor, then continue with lower ground/ basement, then inspect first, second...floor. |
It is always done clockwise, for easier reference. |
All miscellaneous items including kitchen (cutlery, crockery, pans...) are counted. |
You can request professional paint colours, item/feature description, if you can provide a proof we can quote from. Or, we can just photograph. |
We do not use abbreviations, shortcuts, jargon. The language is consistent in both describing properties and condition across all our reports. If a windows are of same type with same fixtures, they will be described it one fashion. |
Meter readings as standard. |
You decide (agent/ landlord) what happens with the keys. We keep written, signed record of whom we gave keys to (concierges, builders, cleaners, neighbours - if/ as instructed) |

PICTURES |
Minimum 2 general photographs at the beginning of each room, any areas of interest as items of value, unusual features, finally dilapidations - always in this order. |
All appliances in kitchen and sanitary ware in bathrooms/ WCs, all miscellaneous items in kitchen. |
Each report contains the most important fraction of all the pictures we take. The rest is indefinitely stored by us. You can request it as needed, but you must be prepared, especially as an agent, to have some free disc space, as the size of our photographs vary between 3.5 - 6.5MB. We can always send them in a compressed format. |
Check-outs contain more photographs, as more comments are supported this way. We still photograph extensively and keep it all on our records. |
You can request additional photographs to be either added to the report, stored by us, sent to you, or anyone pointed by you. |
Also photographed are keys, cleaning receipts, gas/ electric certificates. |
